Maintenance for Residential and Commercial properties.  

Preventative Maintenance can be vital to ensuring your system runs efficiently for as long as possible.  We have several different options of maintenance plans for both residential and commercial properties. We will provide a detailed contract of the work we will perform as well as how often, and the cost per visit.  Our contract will be specific to your needs and to your equipment. We will take detailed notes during every inspection to give you a good idea of how your system is operating and report any issues that may need to be addressed.   

The most common types of equipment that benefit from preventative maintenance are Central Systems, (such as Furnace and AC Condensers as well as Heat Pump and Air Handlers), and Package Units.

Our maintenance program includes the following, but is not limited to:

SYSTEM

Change or clean Filters.  Test unit cycles, heating & cooling Sequences, starting controls, and safety controls.  Inspect electrical connections (relays, contactors, wiring, capacitors, and circuit boards), thermostat calibration, belts and pulleys, blower assembly and motor, volt/amp draw and temperature difference.

AIR CONDITIONING/HEAT PUMP UNIT

Clean condenser coil (outdoor coil).  Inspect evaporator coil (indoor coil), refrigeration levels, and condensation drain (and clean if necessary).

HEATING UNIT

Adjust and clean burner/ignition assembly.  Inspect heat exchanger, fan limit control, gas connections, burner combustion, heating element/pilot light, and flue draft.

SWAMP COOLER

Clean out swamp cooler base, check water flow, check fan belt and check amp draw.
